Fidelis Private Fund provided a $1,100,000 first trust deed bridge loan secured by two small-bay industrial condominium units located within a well-established industrial corridor. The units feature office buildouts with warehouse space and are 100% leased, generating sufficient cash flow to service the debt. The loan was structured conservatively at approximately 65% loan-to-value, providing strong collateral coverage while allowing the borrower to access equity from a stabilized income-producing asset.
The borrower’s exit strategy is to refinance the bridge loan with a conventional lender.
