A trusted borrower needed to quickly buy out a partner in a recently completed 4-unit residential project. Although the construction was finished and the property was in lease-up, securing full ownership was a tight timeline. Traditional lenders were unable to act fast enough, and the borrower required a lender who could deliver certainty and speed to meet the deadline.

Fidelis Private Fund provided a $2,150,000 bridge loan secured by a first trust deed on the newly completed property. With construction risk behind and the project entering stabilization, Fidelis was able to move quickly and structure a loan aligned with the borrower’s immediate needs while remaining conservative in underwriting.

The borrower plans to refinance through conventional or DSCR-based financing once leases are in place and income stabilizes.
