The borrower had committed significant equity to the transaction but needed to secure the remaining financing within 30 days. The borrower contributed $670,000 in cash toward the $970,000 purchase price, resulting in a conservative 31% loan-to-purchase ratio. The nursery includes a single-story commercial structure and benefits from a strategic location near the U.S.–Mexico border. The borrower will retain existing staff and management, ensuring continuity of operations through the transition.

 The borrower plans to repay the loan through business-generated cash flow within 12 months or refinance with a conventional lender.
