The borrowers will complete the renovations using their own funds, reducing lender exposure while demonstrating their commitment to the project, improving the LTV ratio to well below 60%.

The exit strategy is a conventional refinance once renovations are complete and the property is stabilized, allowing the bridge loan to be repaid within the loan term.
