An owner-builder needed to refinance existing debt and complete a residential renovation, including construction of a junior ADU and a planned detached ADU. Conventional lenders were not positioned to refinance the property while construction remained underway.
Fidelis Private Fund provided a $770,000 first trust deed refinance and construction loan. The structure included funds to retire the existing lien and a $150,000 construction reserve to complete the project. Based on the broker-estimated as-complete value, the loan is approximately 70% LTV.
Upon completion and stabilization, the borrower plans to refinance into longer-term DSCR financing. Value Added by Fidelis
