The combined collateral value of $3,400,000 resulted in a conservative 57% combined loan-to-value (CLTV) ratio, providing strong security for the loan. The Temecula property, situated on 1.17 acres in a prime industrial corridor, along with the San Diego urban infill industrial parcels, offered a well-diversified and stable collateral package.

 

Exit Strategy
The borrowers plan to refinance the Temecula property once it is stabilized, ensuring full loan repayment.
