Fidelis structured a $600,000 1st Trust Deed bridge loan secured by two adjacent industrial properties totaling approximately 2,200 square feet of building space on a large 30,393 square foot lot. The properties are tenant-occupied and income-producing, offering strong collateral. With a conservative broker opinion of value at $2,200,000, the loan reflects a low 27% loan-to-value (LTV) ratio.

The borrower plans to repay the loan through the sale of another investment property or from alternative funding sources.
