Fidelis was the existing lender where the client initially needed a quick refinance cash-out bridge loan on a residential condo investment property with oceanfront views in La Jolla, CA.
Once Fidelis funded the acquisition and bridge loan, Fidelis immediately started the process to help the borrower refinance the Fidelis bridge loan into a long-term permanent loan at a low-interest rate.
Fidelis Private Fund arranged a 1st Trust Deed loan in the amount of $753,250 or 50% LTV. The subject loan paid off the short-term bridge loan Fidelis funded several months earlier.
The subject loan was a conventional long-term permanent fixed-rate loan with at 30-year amortization in the mid 2% range. (Fidelis funded the initial bridge loan but was not the take-out lender, we acted as the broker on the transaction for the permanent loan)
